Turnkey buyers

A real renovation and a good-looking flip cost the same. They aren't the same.

In East Dallas, the difference between a house that was properly rebuilt and one that was painted, staged and photographed well is roughly $180,000 of deferred work — and you won't see it in the listing photos. Here's exactly what I check before I let a client write an offer.

The four tests

What a genuine renovation looks like on paper

Permits pulled and closed

City of Dallas records show electrical, plumbing, HVAC and structural permits — issued and finaled, not just applied for.

Mechanical systems replaced

New panel and wiring, repiped supply lines, new HVAC with correct tonnage, new water heater. Ask for model numbers and install dates.

Finish consistency

Trim profiles, door hardware, outlet placement and floor transitions match room to room. Real scopes are consistent; flips are patchy.

Documented structural work

Engineer's letter for any foundation or load-bearing change, plus the invoice from the company that performed it.

Red flags

Paint and staging only — what I walk clients away from.

None of these are automatically deal-breakers. All of them are price conversations, and most sellers hope you won't notice.

  • Fresh paint over original knob-and-tube or cloth wiring
  • New quartz counters sitting on 1950s cabinet boxes
  • Luxury vinyl plank running straight over unlevel subfloor
  • No permits on file for a 'full gut'
  • Original cast iron drain lines under a brand-new bathroom
  • Staging photography that never shows the attic, panel or crawlspace
