$30,000 over asking — because we waited five days.

My seller was ready to go live the moment the photographer left. Everything was finished, the house showed beautifully, and the instinct to get it in front of buyers immediately is a completely reasonable one.

I asked them to wait for the public launch instead. Here's why: when a listing trickles out — a private showing here, an early preview there — you spend your best days of attention on a handful of buyers who all know they're the only ones in the room. When it launches to the entire market at once, every serious buyer sees it in the same window and they know other people are seeing it too. That's what creates competition, and competition is the only thing that reliably moves a price above list.

We held. On launch, the showing calendar filled. Multiple offers arrived within two days. We were under contract on day five and closed on day sixteen — at $30,000 above the asking price.

Five days of patience. Thirty thousand dollars. That's the entire lesson, and it's why I'd rather tell a client something they don't want to hear than agree with them and cost them money.
