I'm Ruby Mendoza — most people know me as Soldbyrubyy. East Dallas has been home for eight years: the Lower Greenville patios, the Lakewood oaks, the M Streets grid where every third house has a story about its foundation.

Three years ago I turned that into a career with eXp Realty. Today I work both sides of the renovation economy: I source off-market deals for investor clients, then list the finished homes. That means I've walked the studs of the houses my buyers later tour with fresh paint on the walls — and I'll tell you which ones were done properly.

My clients are usually one of two people. Design-driven upgraders who want genuinely renovated or new-construction homes and refuse to overpay for a cosmetic flip. Or empty-nesters trading square footage for character, who'd rather not renovate their current house before selling it. Both deserve straight answers.
